Requirements

The City of Kitchener permits additional dwelling units (ADUs) — including garden suites, backyard homes, and basement suites — in almost all residential zones, subject to zoning bylaws and the Ontario Building Code. Factors such as lot size and coverage, setbacks, building height, servicing, and access requirements all come into play, and not every property supports every ADU type.

All ADUs require a building permit, and some projects may need additional approvals or minor variances depending on the design. Requirements vary by municipality, so if you’re outside Kitchener, we recommend checking with us or your local city website for the most up-to-date information. We stay current with local regulations and can quickly assess whether your property is a good candidate.
